Bitcon launches an educational DSCR calculator
A new browser-based tool helps readers compare annual cash available for debt service with scheduled payments, identify shortfalls and understand aggregate coverage.
Bitcon released its DSCR calculator on 15 October 2026. The educational tool gives project teams and readers a way to explore debt service coverage year by year, using explicitly entered cash available for debt service (CFADS), cash interest and finance charges due, and scheduled principal repayments.
See the annual payment gap
The calculator starts with a fictional three-year example. It shows annual debt service, annual DSCR and each year’s cash surplus or shortfall, alongside the minimum annual ratio and aggregate coverage across the displayed years.
In that example, Year 1 has ₹80 lakh of CFADS against ₹100 lakh of debt service: a ratio of 0.80× and a ₹20 lakh shortfall. Aggregate coverage across all three years is 1.40×. That stronger aggregate figure does not remove the first year’s payment gap.
Readers can edit the figures, add or remove years and reset the example. Amounts are in ₹ lakh. Years with no debt service show an N/A annual ratio, and the tool explains how those years affect the aggregate calculation.
Use the numbers in context
The calculations are illustrative. CFADS must come from an agreed cash-flow methodology; the tool does not infer it from accounting profit, EBITDA or a bank balance.
Different lenders and appointments may use different definitions, debt scopes and assessment requirements. The calculator does not provide a universal approval threshold, establish eligibility for borrowing or replace a complete project model and lender-specific assessment.
The calculator page includes definitions, methodology references and links to Bitcon’s TEV guide and DPR guide. Calculations run in the browser; the calculator does not submit or save the figures entered.
